Top Barn Business Centre sits in the heart of rural Worcestershire, but don’t think that we’re miles from anywhere; the City of Worcester is only 5 miles away and the M5 motorway is within easy reach.
The Business Centre comprises over 60 individual units ranging in size from around 200 to 4,000 sq ft, and is a mix of office accommodation, light industrial and storage units.
The Centre is owner managed; David and Di Harper have lived and farmed at Top Barn since 1967 and have spent the last twenty years diversifying and building up the Business Centre while their three sons have taken over the traditional farming aspects and are now running their own successful businesses at Top Barn.
The mix of Business Centre tenants amazes even us at times; we have everything from accountant, printer, photographer, equestrian centre, specialist lighting supplier, recording studio, caravan sales, car sales, importer of fine Italian foods & wines, designers of bespoke carpets, greetings card supplier, steel fabricator, specialist engineering, railway modeller supplier and many more.
With such a wide variety of clients we have had to be flexible; we pride ourselves on getting to know prospective tenants and understanding their requirements. To meet their needs we have installed 3 phase electrical supplies, dug inspection pits for lorry maintenance, raised ceilings to accommodate equipment, divided units in half, and made two units into one, we’ve put in mezzanine floors, put up walls and knocked them down, decorated, laid carpets and even removed all of the light fittings.
Many of our tenants have been with us for years and have grown with us; as the needs of their business have changed we have relocated them to larger premises or found them additional units, but if we do have to lose one of them we like to think we part on good terms without them having to negotiate themselves out of a restrictive contract or give us a lengthy notice period.
We operate on an annually renewable licence, we only ask for 3 months notice, we can be flexible when it comes to rents, particularly for start up companies, and there are no service charges. You are responsible for Business Rates, but bear in mind that you may be eligible for Business Rates relief (check out Business Link, or talk to Malvern Hills District Council).
We do charge for electricity on a metered basis, but that keeps it fair for everyone.
The Centre is protected by on site security with gates locked overnight and CCTV. There is on site parking and the majority of Units have allocated bays, the tenants in Unit 16 (a complex in its own right) share bays, but most of them seem to have adopted a spot to call their own. There are also visitors’ bays around the site.
When you need a break, or if you missed breakfast, you can walk over to see Scott in the Snax Café. He can provide you with tea and toast, or a full breakfast. He does a variety of hot and cold lunches, all freshly prepared, and you can eat in or take away.
Scott has also been known to deliver to your Unit if you can’t get away; and if you give him a bit of notice he can prepare buffet sandwiches and snacks for meetings.
If you want to get away from the office for a break or lunch, walk down to Reflections, the Coffee Shop by the lake. On sunny days sit outside and enjoy a coffee, tea or chocolate and a piece of home made cake, if it’s not quite warm enough sit at one of the tables inside with views across the lake and watch the windsurfers and canoeists.
Freshly made baguettes and sandwiches are available and also home made soup using produce from the farm (on a seasonal basis), jacket potatoes and even beans on toast. If you need a meeting room, or even wish to hold a conference, we can cater for both. Reflections have an upstairs room with magnificent views over the lake suitable for up to 50 people.
There is wi-fi and we can provide catering to suit your budget. For larger gatherings or training sessions we have The Well up at the Business Centre where we can cater for up to 80 in the dining area (which has presentation facilities), and there is a separate room for even larger presentations with wi-fi, an overhead projector, and “wired for sound”.
